The developer behind Goods Yard - Stoke-on-Trent’s major new neighbourhood – have revealed they on track for an early-2025 opening.
Social impact developers Capital&Centric are working with Stoke-on-Trent City Council to deliver the prime canalside site next to the city’s mainline train station. Originally slated for next Spring, it’s hoped parts of the neighbourhood could potentially be opened earlier.
A new landmark on Stoke-on-Trent’s skyline, the residential building will be home to 174 design-led rental apartments. The outside of the building is now fully complete with a striking terracotta clay-inspired façade paying homage to the city’s ceramic manufacturing brilliance. The cranes have recently come down, with the focus now on the fit out of the apartments.
Capital&Centric are currently focused on curating a mix of businesses and independent operators, with agents appointed and in early discussions. There’s over 30,000 sq.ft on offer, from high spec office spaces, to units for shops, cafes and bars. The stunning double-height Vaults Warehouse (below ground and opening onto the canal) is the jewel in the crown, being targeted toward food and drink operators.
Work to connect Goods Yard to the District Heating Network took place last year. It’s also expected to create some 300 permanent jobs in the city, provide a base for new and growing businesses, and deliver a £63 million (GVA) economic boost to the local economy.
Councillor Finlay Gordon-McCusker, Cabinet Member for Transport, Infrastructure and Regeneration at Stoke-on-Trent City Council, said:

Their vision and commitment to Stoke-on-Trent is about to pay off as we’ll soon have a new thriving new neighbourhood with quality apartments and space for businesses to grow as well as an exciting leisure destination to visit. Goods Yard will be transformational for the area as well as creating jobs long-term and has set the bar for future development in Stoke-on-Trent.”
Last month, developers Capital&Centric revealed new imagery of the planned lush gardens, to be home to 70 trees and new wildlife habitats, as well as giving a sneak peek of the restored below ground Vaults Warehouse.

The Goods Yard neighbourhood will feature:
- Goods Yard BtR Building: 174 design-led apartments for rent, with a mix of 1,2 and 3-bed homes. The new building is planned to feature private resident gardens, as well as resident facilities such as a café or bike repair shop, alongside other uses such as a gym or convenience store.
- Signal Box: A café-bar in what is currently a derelict rail signal box.
