Information about Permitted Development Rights and Article 4 directions
We're making some changes to planning rules in some of our city's special areas called "conservation areas." These areas have unique historical or architectural features we want to protect.
What are you used to?
Normally, you can improve or extend your home without asking our permission (called planning permission). There's more information on this on the government website Permitted development rights for householders: technical guidance - GOV.UK (www.gov.uk).
An Article 4 direction allows us to remove permitted development rights (as above) to a particular area (conservation area or individual home) to help protect the local area.
Details of the conservation areas and the proposed Article 4 Directions can be seen in the map below:
New Article 4 directions
As part of a review of our conservation areas, on 17 July, we made new Article 4 directions for four of our conservation areas:
- Albert Square,
- Caldon Canal,
- Penkhull Village, and
- Trent and Mersey Canal.
These changes mean you will need to ask our permission before doing certain improvements or extensions to your home in these areas. This helps to keep the special character of these areas.
Changes in Winton Square Conservation Area 2024 - We’ve removed the planning rules (Article 4 directions) for Winton Square because all the important key buildings there are already protected by listed building status.
The new Article 4 directions have now been confirmed and will come into force on December 2, 2024.
